The most expensive suburbs in Cleveland’s East Side

Cleveland has no shortage of upscale neighborhoods. But if you want to surround yourself in sheer wealth and luxury homes, look to the suburbs. Here are the five most expensive east side suburbs to consider as you explore real estate in Cleveland, Ohio.

Hunting Valley

Average sales price: $1.2 million
Average household income: $250,001

Straddling Cuyahoga and Geauga counties, Hunting Valley is reported to be the most expensive among the Cleveland suburbs. The village is located in Greater Cleveland’s East Side, about 25 miles away from Downtown Cleveland.

Hunting Valley was incorporated back in 1924 and today comprises about eight square miles. It’s a low-density area with only 760 residents or so as of the latest population census. One can expect community life in Hunting Valley to be tight-knit and quiet.

Although it’s a 30-minute drive away from Downtown Cleveland, the landscape in Hunting Valley is much more rustic and rural. In between stately homes are farms and pockets of green, all connected by a series of hiking trails and bridle paths.

Bentleyville

Bentleyville counts its local history, high home values, and proximity to nature as some of its main draws. Located in Greater Cleveland’s East Side and near Hunting Valley, the village has about 2.6 square miles of land. The smaller size of Bentleyville, however, is not an issue. It’s home to almost 900 people.

Founded in 1831, about half of Bentleyville is primarily residential while the remaining 30% is dedicated rural space. And it being located in the Chagrin River Valley, the great outdoors play a large role in the everyday life of a Bentleyville resident.

Home ownership is quite high in Bentleyville, where luxury homes and larger single-family properties are the norm. Most of these units are owner-occupied.

Chagrin Falls

Median home value: $473,501
Average household income: $101,691

Even smaller than Hunting Valley is the postcard-worthy village of Chagrin Falls. Together, these two neighborhoods make up part of the most sought-after real estate markets in the Greater Cleveland area. Chagrin Falls covers about two square miles and is mostly residential.

Chagrin Falls is a community of artists and urban sophisticates who mostly work in Downtown Cleveland, about a 30-minute drive away. As of the most recent population estimates, the village is home to over 4,100 residents.

Art plays a large part in Chagrin Falls’ community life— the village is considered the arts center in the East Side. Chagrin Falls is home to a local theater and playhouse as well as a visual arts center. The village also hosts an annual documentary film festival.
